Reviews are showing that residents in the UK’s Build to Rent developments are enjoying exceptional levels of service. The current lockdown is only highlighting this.
Over the past 30 days, HomeViews reviewers are increasingly using words like ‘thoughtful’, ‘caring’ and ‘kind’ when talking about their building management staff. They are as also mentioning the sense of community in their buildings much more frequently.
Community building
Build to Rent (BTR) operators have supported their residents with an increase in active community-building in recent weeks. Virtual events, support with shopping for those isolating and connecting residents who can help each other is all part of a huge amount of activity across the sector. HomeViews is starting to see this reflected in positive reviews.
Management teams are communicating with residents by app and email, and are calling residents to check if they need anything. An understanding, friendly voice and going the extra step to look out for residents so they feel safe is clearly appreciated. HomeViews reviews are showing that BTR developments are cohesive, supportive communities, particularly when building management supports and brings residents together – something that the Build to Rent sector is particularly good at doing.

Lockdown services
Some operators have been able to keep some communal areas or outside spaces open with increased cleaning rounds. Meanwhile, other operators have opened communal spaces on an appointment basis.
HomeViews has also received reports of operators thinking about new ways they can support residents. For example, one operator is offering empty flats as individual home offices when communal working areas have been closed.
Residents are also talking a lot about safety and security in their reviews over the last 30 days. 34% of all reviews have mentioned these words in some way compared to 17% in 2019. Most talk positively about how their management company or concierge makes them feel safe.
