99Home.co.uk are one of the UK’s cheapest online estate agents. They market properties for ‘Sale’ on Rightmove & Zoopla for as little as £99!
Before boring you to death with the ins and outs of 99homes’s operation, let me put those of you who are only here to snatch-and-grab, *ahem*, the totally exclusive discount codes, out of your misery.
I’m pretty sure there’s a 99home discount code for every package they have available on their website, but if not, let me know, and I’ll see what I can do (no promises, though).

Yup, there’s a lot of discount codes, all of which I had to pry out of the management’s firm hands.
But now, let’s resume to the meat and potatoes of the conversion…
The review: Should you use 99home to sell or let your property?
I’ve already written about many of these pesky virtual agents, both online letting agents and online estate agents, which includes the likes of OpenRent (an online letting agent), YOPA, Purplebricks, and Strike (the latter three being online estate agents), just to name a few. Perhaps you’ve heard of them, and perhaps one or more of them are in your shortlist of agents you’re deciding between.
When I first started to blog about these online alternatives to the traditional high-street agents, there were only a few knocking around, so it was relatively easy to keep on top of it all. But now? They’re popping up quicker than zits and blemishes on a distraught teenager’s face, so now I have to pick my battles, and selectively choose the one’s I wish to ramble on about. But the other problem is, with so many options to choose from, we’re now having to decide which one to bestow our trust into…
So, is 99home a company I believe you should trust and use to either let or sell your home, and should you choose them over the other options?
The short answer: Yes!
Or at least, they wouldn’t be an unwise choice at all.
Depending on how much stock you’re willing to put into the words of a rambling property blogger- that really, has no credibility from anyone important in the property space- you may need more convincing.
In the extremely unlikely event that my “nod” of approval was enough to convince you to pull your cheque book out and use 99Home’s service- amazing, truly flattering. And, don’t forget to use one of the exclusive discount codes.
However, no offence taken if you need more of an oomph, so here it is…
The long answer:
TrustPilot: Seriously, I totally understand if my word alone isn’t enough. So let’s take a look at what others think…
At the time of writing this blog post, 99home have a very impressive TrustPilot rating of 4.9/5 – I believe that’s currently higher than any other online agent.
Price: Many of their packages are the cheapest around, particularly their most popular £99 Standard home-selling package (which, actually, you can get for £94 when applying the 5% discount code. Every little helps, right?).
Believe me when I say that nothing feels “cheap” about their service.
At a glance, and in some cases, some of their more premium packages may not seem like the cheapest solution, but when you actually compare their packages to similar packages offered by other agents, you’ll find that 99home offer a lot more features. You get a whole lot of bang for your buck.
Management & support: This is genuinely where I believe 99home steal the show. I’ve spoken with the MD, Vijay, a few times, and I’ve always been blown away by his incredible emphasis on customer service.
I’ve seen him and his team in action first-hand, and it’s undeniably refreshing. If you’re not happy with any aspect of their service, he’s the first to respond, and he’s quick to provide a fair solution. I don’t know how scalable that level of service is, but I hope it continues, because I believe it’s what separates them from everyone else.
Their customer service is second to none, at least for now.
No sale, no fee: many of their more premium packages come with a “no sale, no fee” policy, so look out for those packages if you’re after some guarantee.
I just want to clarify that I don’t have a hidden agenda here. I was’t paid to write this article, and no one stuck anything hot and wet into my ear to seduce me (I wish they had). However, you’d be forgiven to think otherwise, because this all seems too good to be true.
If you’re a regular subscriber of my blog, I hope you know by now that I don’t recommend or hype shit, particularly for financial gain. I value the integrity of my words a lot more than a quick buck. If you’re not a regular, feel free to browse through some of my other blog posts, and hopefully you’ll quickly realise I only say what I think, and nothing else.
Conclusion
If I had to choose between any online agent, particularly to sell my home, I’d use 99home without a shadow of a doubt.
If I wanted to let my home and I wanted a fully managed service, I wouldn’t hesitate to use 99home for that either.
However, if I purely needed a Rightmove tenant-find service, I’d most likely opt for OpenRent (side note, they’re currently offering a free trial of their service).
See, that’s honesty for you.

More about Online Agents… and why you should use one!
One of the advantages of using an online agent like 99Home’s is that you can save thousands of pounds because of the fixed price model they use, as opposed to the commission based pricing model which is the norm for the traditional high street agent.
Just like high street estate agents, online agents begin with a valuation of the property, so the sale price or rental income can be determined.
The next step is a photoshoot of the property entrusted to a professional, and a floorplan of your home built to accurately depict its space and features.
The listing part then begins by advertising your property on the most reputable online spaces, such as Rightmove, Zoopla and Prime Location. This will ensure proper exposure to reach your potential buyers and tenants. The following stage is up to you; you decide when to hold viewings.
Once offers are made, agents then negotiate on your behalf and give you professional advice and how to proceed. This is often a fairer price than those advised by high street agents, typically driven by their quest for a higher fee.
