Rental Home Trashed by Sitting Tenants

A trashed home with blog title below

A Liverpool landlord has been left seriously out of pocket after tenants trashed his rental property. He is now calling for the council to do more to support hard-working landlords…

“I think we as landlords need a dialogue with the council – it isn’t all one-sided and I think the majority of landlords in the city are responsible,” he says.

Buy to Let with Sitting Tenants

The landlord purchased the property with sitting tenants back in November last year. He allowed the tenants to continue living there, but although they paid the rent for the first month, nothing more was forthcoming.

The landlord is experienced with several properties in the local area, so he eventually went to the courts to get an eviction order. By then, six months had passed and he was £4,000 out of pocket because of rental arrears. This was bad enough, but it was about to get a whole lot worse.

The tenants didn’t leave the house for four more days. They had also illegally changed the locks on the property, so he couldn’t gain access immediately. When he did finally get inside, he was horrified. There was rubbish everywhere, the electricity supply had been illegally bypassed, and doors were badly damaged. He believes it will take around £3,000 to put right. So, in total, the landlord is around £7,000 out of pocket.
